In Cupertino in year over year in July seeing decrease in inventory by 20%, average sale is slightly under asking, decrease in sale price vs a year ago by 5.6%, and low inventory with 2.3 months of inventory only.
In Sunnyvale in year over in July, seeing decrease in sale by 26.1%vs last year, average sale price close to asking price, and average sale price decreased by 6.3% vs last year, and still low inventory with only 1.6 months of inventory

In Cupertino in year over year in June, seeing decrease in inventory by 14%, average sale is slightly under asking, increase in sale price vs a year ago by 13%, and low inventory with 1.3 months of inventory only.
In Sunnyvale in year over in June, seeing same amount of sale as last year, average sale price close to asking price, and average sale price selling similiar to last year, and still low inventory with only 1.4 months of inventory
